    Selecting The Right Financing Institution

You need to make sure that your loan officer is up-to-date and very experienced on the different types of financing programs available. Their loan market is always innovating and developing new financing options. It is absolutely essential that your loan officer is aware of these options.

Knowing the right people will always give you success. Another avenue of success is by having a knowledge of the process and selecting the right option for you.

While the bank can only offer loan programs from their institution, the mortgage broker represents a number of banks and other lenders, which results in more financing options for the borrower. While their options are more limited, if they have an option that meets your needs you will save money because banks can offer financing with cheaper initializing costs than the broker.

    BROKER VS. THE BANK

    MORTGAGES AND TRUST DEEDS

What most people refer to as a mortgage is really a trust deed or a deed of trust. A trust deed conveys naked title or bare legal title (title without the right of possession) as security for the loan to a third party, called the trustee. The conveyance establishes the actions that the trustee may take if the borrower (or trustor) defaults under any of the deed of trust terms.

While their options are more limited, if they have an option that meets your needs you will save money because banks can offer financing with cheaper initializing costs than the broker.

In other words, when a person borrows money to buy a property, the borrower gives the lender the right to take that property if the borrower fails to repay the loan. The specific rights the mortgagor (borrower) gives the mortgagee (lender) vary from state to state.

  • Business Loan Alternatives

    Business Loan Alternatives

Do you go to another bank and try again? Most banks have similar lending criteria. If you did not qualify for a loan at one bank, your chances are not good that you will qualify for a loan at another place.

After weeks of answering questions, providing endless financial statements and playing the “hurry up and wait” game you find out that your banker is unwilling to give you a business loan.

There are other financing products that are easy to obtain– and in some instances– work better than a business loan. Here is a very simple quiz:

    Does your business:

    1. Have commercial customers?
    2. Invoice at least $10,000 a month?

    Is your biggest challenge:

    1. Waiting up to 60 days to get paid by clients?
    2. Paying suppliers?
    3. Meeting payroll?

You could be a good candidate for either factoring or purchase order financing if this describes you. As opposed to bank loans, these two financial alternatives are easy to qualify for. The biggest requirement is that you do business with strong commercial customers, such as big companies or the government.

If you did not qualify for a loan at one bank, your chances are not good that you will qualify for a loan at another place. As opposed to bank loans, these two financial alternatives are easy to qualify for. Factoring provides you invoice based financing, giving you the money you need to pay rent, suppliers and meet payroll. As opposed to bank loans, factoring has no upper limits. Under a purchase order financing arrangement, the financing company pays your suppliers on your behalf and helps ensure proper shipping of the goods.

Both factoring and purchase order financing can provide you with the financing you need to take your business to the next level.

Purchase order financing is ideal for distributors, wholesalers and re-sellers that have large purchase orders that they can not afford to fulfill. Under a purchase order financing arrangement, the financing company pays your suppliers on your behalf and helps ensure proper shipping of the goods. Once you invoice your customer and they pay, the transaction is settled.

Factoring provides you invoice based financing, giving you the money you need to pay rent, suppliers and meet payroll. As opposed to bank loans, factoring has no upper limits.

  • My Work is My Play – The Journey From Survival to Creativity

My Work is My Play – The Journey From Survival to Creativity

As an embodied soul, I am both the creation, bound to a contract of safety and survival, and the creator, inextricably dedicated to risk and innovation. It is, in fact, an inseparable part of survival. We can use the experience to grow and heal (creativity) or we can use it to reaffirm our attachment to a certain level of survival.
It’s just that when the majority of your focus/energy is on a picture of survival alone, you don’t always acknowledge the creative part of the endeavor. Making a conscious decision to move your perspective from survival to creativity is a spiritual experience that grounds your creative power in the three dimensional world.

It was years later until I realized that sentence actually held meaning for me– other than an expression of exasperation. It is, most literally, the love of my life.

For a remote viewer, creation is both the journey and the destination. It is the void, the confluence of all things singularly rolled into one while simultaneously separated into individual parts made unique by a nuance of frequency.
In my years of remote viewing, I’ve been on many journeys. There is no other way for me to describe my experience except to say that it is a direct interaction with the creative source and a distinct confirmation that we are part and parcel of this force.
As an embodied soul, I am both the creation, bound to a contract of safety and survival, and the creator, inextricably dedicated to risk and innovation. One way of describing survival is to say that it is the eternal quest for the mediator, the recognized other, regulator of our early bio-neurological processes. It is the search for the “savior”, the one who can assure us that no harm will ever befall us as long as we remain faithful to the other’s perceptions of the world.
Creation, on the other hand, is the direct experience beyond time and space. Creation is the personal responsibility of the individual to the collective and has no intermediary. Creation assumes survival.
    A Biological Imperative
Survival is our biological imperative. How we define survival for ourselves and others around us is a component of health and well-being of global proportions. We can, for example, be persuaded to go to war when we’re convinced that our survival is threatened.
It is, in fact, an inseparable part of survival. Obviously, the more parts (i.e. pieces of consciousness) of ourselves we can convince to stay present in the moment, the more resourced we are and the more creative we can be.
What tethers us to the path of expectation? How do we mistake opportunities for opportunists, gifts for burdens, or vice versa? This is our survival mechanism in action; this is also our survival mechanism run amuck.
Past Tense or Present and Tense?
I have frequently had the experience of remote viewing events, places and life forms in the past. I absolutely know beyond a shadow of a doubt that it is possible to focus on the signal line of such a target and experience that “past moment” in its sensory entirety. As a remote viewer, I am also trained not to take the experience back “home” with me.
It’s as if that particular part has no idea that a trained remote viewer also shares the same physical container. And the experience registers in my body through the nervous system while my brain draws the same fearful, delusional or hopeless conclusion it’s always drawn, based on the limited resources available to that unconscious part of me.
Of course, I’m just using my remote viewer part to make the point. Otherwise, it becomes impossible to return to calm and safety, the portal to creativity.
    Survival In the Workplace
We don’t take into consideration that the unspoken part of our job description will be to fulfill someone else’s expectations. That makes it a fertile field for the triggering of unconscious past wounds. We can use the experience to grow and heal (creativity) or we can use it to reaffirm our attachment to a certain level of survival.
What often occurs is that we measure success or failure by the amount of money earned, possessions garnered, and lifestyle achieved. When we speak of someone as “successful”, we usually mean “wealthy. Somehow, this has come to mean that only the “successful”, the “creative”, have earned the right to play.
In this pass/fail world, survival can become a hook synonymous with boredom, drudgery and bitterness. It’s just that when the majority of your focus/energy is on a picture of survival alone, you don’t always acknowledge the creative part of the endeavor. We tend to stop at survival instead of peeking around the corner or taking those few extra steps toward a new picture.
Work and Play Go Hand in Hand
When exactly did ‘work’ and ‘play’ become the Cain and Abel of sound economic theory? In many cultures they used to go together. In some, they still do.
No doubt about it … play is a primal imperative. Play sets the stage for life.
Stress management in the workplace is really about people learning to work and play together for the creative good. Life needs creativity to thrive and the creative process needs acknowledged space to happen.
I once attended a week-long meeting of advanced remote viewers from all over the world. For three days we struggled to agree upon a list of prime imperatives for human survival.
In the end, ‘play’ was nixed from the top ten because it was not deemed a powerful enough imperative. What amused me the most was that the group could not sit there for a whole day deliberating on this list without someone starting to play. ‘play’, as visible a driving force as it was, never made the cut.
How does our quest for survival sometimes end up being the death of us? It’s when our biological history keeps insisting that we’re fighting for our life when, in reality, the actual threat in linear time has passed.
    Taking the Leap
How do we make the move from survival to creativity? Well, first we have to recognize that we’re stuck on survival level.
I’ve found that Remote Viewing actually trains your informational processing system to behave differently. We really don’t realize how quickly that conscious part of us wants to draw conclusions. It’s the ones that don’t work any more but keep on going like the Energizer Bunny of survival mechanisms that we want to address and resource.
On a recent remote viewing journey, I was taken into a part of the matrix that is an energy stream. I suddenly realized that the creative force wanted to “play”. Making a conscious decision to move your perspective from survival to creativity is a spiritual experience that grounds your creative power in the three dimensional world.

  • Cold Weather Survival

    Cold Weather Survival

Six hours from the trailhead, 2 hours past his turn-around time and with storms filling in from the valley, Alex Theissen was at the edge of panic. What had started as a unremarkable spring outing in the White Mountains was going south quickly and the prospect of spending the night exposed at the timberline, with plummeting temperatures and not much more than some hard cheese and a foil survival blanket was becoming a distinct reality.

Rather than giving in to an all-too-human panic response, Theissen sat, took stock and acted in a way that likely saved his life.

The impending sense of panic is familiar to any individual stranded on a windward shore with a gale coming on, disoriented in a maze of bike trails or caught, like Theissen on an exposed ridge with foul weather on the horizon. In the case of Theissen, survival started with the acronym, S.T.O.P.

    Shelter/ Warmth

What Theissen did was find a root cavity that provided both shelter and tinder; he sealed it as completely as possible with packed snow, and insulated himself from the ground using evergreen boughs. He managed to nurse a fire which, while it really never took, provided a certain degree of comfort and localized heat.

In cold temperatures, exposure can kill before anything else has a chance. In Theissen’s case, staying above the timberline was untenable; thus getting below the treeline was his first priority. After that he would need to create or find shelter, and finally (if possible) create warmth.

While it’s beyond the scope of this article to describe shelter making or fire building in detail (shelter can be found in tree wells, in snow caves, and in the hollows of river banks; tinder is less available in winter than summer, none-the-less evergreens will often yield dry needles, pitch impregnated bark can often be sourced and if the snow-pack is not so deep as to disallow it, reserves of dry leaves and grass can be found under trees, rock overhangs and in tree wells), suffice it say that without either, chance of survival diminish.

    Route Finding

By marking his return route to the ridgeline, and traveling only so far as required to ensure shelter, Theissen knew that once visibility returned he would be able to find his way back to the trailhead.

Route finding depends on visibility; thus traveling at night, in a white-out or in heavily wooded terrain increases the chances of becoming lost. It’s doubly important in these conditions to think, plan and observe … and to acknowledge that it’s not always prudent to act. It’s often better to stay put than it is to flounder around in unfamiliar terrain risking further disorientation and injury.

There was no way Theissen was going to find his way back to the trailhead in the impending whiteout. And it needs to be stressed; there was NO way he should have tried … even descending to the treeline was a challenge. That said, he was not lost and he had to keep it that way.

    Creating Visibility

If all went well, Theissen would hole up for the night in his makeshift shelter and walk out the following morning. If he were, creating the conditions to be found would be his next priority.

Positioning – on ridgelines, open riverbanks, at the treeline

Mobility (or lack thereof) – stationary targets are easier to find

Had Theissen been lost, he would have returned to the ridgeline when conditions allowed, created visibility (stamped a signal in the snow, anchored his foil blanket, built a smudge fire …) and not strayed from the area.

    Hydration

It hardly needs said, that if you’ve got fuel and a means to light it, the ice and snow you’re surrounded with are a viable source of hydration. In the alpine, solar radiation can be powerful enough to create ice-melt against dark rock faces.

    Nutrition

    Sit … Think … Observe … Plan …

Rather than giving in to an all-too-human panic response, Theissen sat, took stock and acted in a way that likely saved his life. There was no way Theissen was going to find his way back to the trailhead in the impending whiteout. If all went well, Theissen would hole up for the night in his makeshift shelter and walk out the following morning. There was enough light for Theissen to return to the ridge line and find the marked descent by dawn.

As it turns out, the Theissen’s storm passed and by 3am the White’s were lit by a brilliant moon. There was enough light for Theissen to return to the ridge line and find the marked descent by dawn.

There is good reason why survival literature frequently describes frozen landscapes as arid … there’s not much alive, and there’s not much to eat. Once the situation has stabilized all efforts need to turn towards positioning one’s self to being found or logically and methodically finding one’s way out.

Nutrition can be more difficult, and needs to figure heavily in any self-rescue plan. Cold weather requires more calories from the body and, while it is possible to live weeks without food, hunger is debilitating and lowers the bodies resistance to cold and the ability to cope.

  • Survival Tips for The Hunter

    Survival Tips for The Hunter

Some granola, candy bars, or dried fruit are a good idea to bring along if you are not skilled at finding food in the wild. If you are unsure of the safety of a plant or its fruit, don’t eat it. Risking an illness while stranded in the wild is not preferable to an empty stomach.

Carrying a compass and maps of the general area that you will be hunting in can help in the event that you get lost. Carry a flashlight with extra batteries in case you get caught out after dark. There are also flashlights on the market now that operate by just a shake, eliminating the need for batteries.

Most hunters carry a six to eight-foot length of rope to help drag their game back to the truck or haul equipment up into a tree stand. You can use a rope for first aid purposes, to help build a shelter, or to secure equipment during your hike.

It is recommended that you carry a needle and thread in your survival kit. These materials can be used to repair torn clothing. You can also stitch up a wound to stop heavy bleeding in case an injury occurs and you can not get medical attention right away.

When out hunting, it is also a good idea to wear a belt. A belt can be used as a tourniquet in an emergency, as well to help secure a splint to a limb if necessary. A belt is one first aid item that you don’t have to cart around either.

    When stranded, fire safety

When starting a fire under any conditions in the wild, it’s important to follow usual camp safety guidelines. Always triple check to make sure a fire is completely out before leaving the area to prevent flare ups and a potential forest fire. Choose an area away from shrubs and trees, and line your pit with small boulders or stones to help contain the embers.

  • Horse Racing Tips: Lay Favourites And Profit Every Day!

Horse Racing Tips: Lay Favourites And Profit Every Day!

Lets just imagine that the outsider in every race was 33/1 and you wanted just ₤ 10 profit per race, to win that ₤ 10 you would have a liability of ₤ 330, meaning that if that horse were to win YOU would LOSE ₤ 330, just not worth the risk!! You would only need a few bad horse racing tips per week to wipe you out.

Some tipsters give this kind of horse racing tips and I can assure that if done properly it can make you quite a lot of money!

Say for example we have a 12 runner horse race and you wanted to bet 1 of these to win that race, you will then have ALL the other 11 horses running AGAINST you and are trying to stop your 1 selection from winning.

Now, on the other hand, we have a 12 runner horse race and we pick 1 horse to LOSE we now have ALL the other 11 horses running FOR US and if any of those 11 horses win that race WE WIN, surely easier than backing horse racing tips from professional tipsters !!

The odds are WITH you and not AGAINST you when laying.

I do not know if you have your own system or you use horse racing tips from a tipster, but this a very simple horse racing system anybody can use.

The only problem with laying horses to lose is with YOU and the way you select them. You would imagine that “Laying” the outsider in all races would certainly stand you in good stead as the majority of them lose and you would win the majority of the time BUT unfortunately if you take that course you WILL come unstuck at some point and you WOULD wipe out any previous profits plus more from your original betting banks, as they do win now and again … no matter which horse racing tips you use.

For all of you that are reading this that do not know what “Laying” is, it is simply YOU predicting 1 horse in any race that will NOT win that race. In effect, YOU become a bookmaker and take bets from people who had horse racing tips that the horse WILL win.

Some people will tell you that laying horses even from horse racing tips given by professional tipsters is a sure fire way to end up in the “poor house” and they would be dead right if you don’t do it properly and this goes for ANY bet you have, not just laying … So it applies to THEIR horse racing tips too!

It is not complicated at all and it is simply pressing 1 button on Betfair exactly the same as you would if place a win single bets Pink lay button instead of the blue win button

If laying the “Worst” horse in any given race is no good, then that horse SHOULD you lay?

    Horse Racing Tips Selections.

What we are going to do is to find “false” favorites, favorites that because of one reason or another shouldn’t really be shown on the major horse racing tips websites as set to win.

Some of you probably think that I am a bit mad at this point, why would I lay the best horse in every race … what kind of horse racing tips are these ??

This part really is very simple and it will not take you long to find quite a few “False Favourites”.
Just follow my horse racing tips over the page.

Well, simply put the BEST horse in any race may NOT really be the best horse! The favorite in ANY race is only the favorite because WE make it the favorite by placing lots of money on it due to the same old horse racing tips being passed around, it’s as simple as that.

You may now see why “Laying” can be quite safe and how to profit from my horse racing tips.

Lay horse racing tips, the “Favourite”.

Statistics show that favourite win their races just 30% of the time, some races are GOOD for favourite and some races are BAD for favourites.

Good question, which most of the people out there don’t know the answer for but today YOU are going to find out the EXACT method that generates me and the subscribers of my well known “Sure2Profit Membership” (www.Sure2Profit.com/membership.html) over ₤ 80,000 of tax free profits per year!

Would you bet a 6/4 favourite in an 18-runner handicap race? I certainly would not BUT I would lay it, with the other 17 runners ALL running for me … these are common sense horse racing tips!

If 1,000 people who DON’T use the right horse racing tips place ₤ 1000 each on the same horse then it could become the favorite even though its last run was down on Blackpool pleasure beach!

Your liabilities are also good with you only risking ₤ 15 if the odds were 6/4 to win ₤ 10, I’m sure you would agree that this is a lot better than the example above where you risk a LOT more for the same reward.

1: Armed with either your daily newspaper or at the racing post website simply select the races with the most number of runners in them.

2: Ideally, you should look for handicap races which have 16 runners or more, these are were tipster’s horse racing tips seem to get it wrong the most.

3: If you can find any, Apprentice women and races jockey races are very good for laying the favorite.

4: Once you have these marked off, simply go through them and pick all the “Handicap” races. These are the races that are best to concentrate on.

5: Pick out any handicap races that have odds for the favourite quoted as no more than 7/4.

6: The above horses would be DEFINATE bets, don’t worry if there aren’t any on certain days, simply go to any race that has 16 runners or more.

7: Some days you may find that there are no 16 runner or above races, if this happens simply look for 14 runners etc.

8: When you have all the corresponding races, just go to www.betfair.com and check out the odds there for your selections.

9: If the odds are 2.8 and lower, then these are DEFINATE bets.

10: Do NOT lay selections that are below 1.9 on Betfair, although a fair few of these lose, a fair few of them win as well and that we DON’T want.

When sticking to the above horse racing tips you will have great success when laying horses, when also using a sensible staking plan BUT if you add the following few rules to the above then you will achieve even more success.

Here is my personal horse racing tips:.

1: After making your selections, either at the racing post website or any daily newspaper, just check to see if your horse is a “Course & Distance” winner. Then DON’T lay it, if it is.

2: Is your selection carrying any more or less weight than it did in its last race? If it is carrying more weight then LAY it, if it is carrying less weight then do NOT lay it … this one of my key horse racing tips for you to apply this system at its best.

4: Is your selection stepping up or stepping down in trip? Then you SHOULD consider laying it, if so.

5: Has your selection either a lady or apprentice jockey riding it? Because they DO make errors of judgments (Also part of my key horse racing tips!), if so then LAY it.

Apart from the above, to make this work you will also need a sensible staking plan, one that will keep your money relatively safe and make your whole betting experience an enjoyable one, my horse racing tips will not work without the right plan!
